New Construction - Phase / Quality Control Inspections
Building or purchasing a brand new home can be a very exciting time in your life. Whether you are building a home with a reputable builder or contracting the work out, there are many specialists involved in the process. Even the most reputable home builders can miss critical items during the process.

Although most good builders have an independent quality control and assurance program of their own, it is important to note that those inspectors still work for the builder, NOT for you directly. When we are your home inspectors, we are working for YOU alone, are professionally obligated to look out for you best interests, and will treat your home just like our own.
There are many types of home inspections available for your house during its construction. However, unless there are extenuating circumstances, a three part (or phase) home inspection should be satisfactory for most houses. The idea of inspecting each phase of construction is to catch issues or building deficiencies in a timely manner -- before the next phase of construction begins. This allows for you to have the builder make the corrections before the next phase of construction begins and the problems or issues get concealed.
We offer the following building phase -- quality control inspections:
Phase I: Foundation (Pre-pour)
When: after all the foundation plumbing and electrical rough-ins are completed; foundation forms, rebar and post tension cables are set, but prior to the concrete being poured.
What/Scope: Onsite inspection and plan review covering proper formwork, plumbing, steel placement, reinforcements, moisture barrier, and other materials embedded in the concrete are inspected while visible. Complete written report by system and verbal walk-through (summary) at the end of the inspection
Phase II: Framing & Mechanical Inspection (Pre-Drywall)
When: After framing and electrical and plumbing rough-ins are completed, BUT before the drywall is installed. Normally right before the builders framing walk-through.
What / Scope: Onsite inspection and plan review covering completed structural systems (framing/walls/ceilings/roofing) and all completed rough-ins for the electrical, HVAC, and plumbing systems. Complete written report by system and verbal walk-through (summary) at the end of the inspection.
Phase III: Final – construction completed (Pre-Move In) Inspection
When: prior to final builders walk-thru (house completed with all systems installed and utilities on).
What / Scope: Complete residential whole house inspection beyond the Texas Real Estate Commission (TREC) standards of practice (includes major cosmetic items/issues which most builders will address). All major systems covered: foundation, structural, electrical, HVAC, plumbing, and appliances. Complete written report by system and verbal walk-through (summary) at the end of the inspection.
Phase IV: Pre-Warranty Expiration / 1 year Inspection. Before your comprehensive one year builder warranty expires and after initial structural settlement has occurred we re-inspect to help insure the builder repairs or corrects items before your warranty expires. It covers all major systems of the home according to the Texas Standards of Practice.
