Ensure Your Sprinklers Will Keep Your Lawn Green.

Sprinkler system leaks and failures can lead to high water bills and potential damage to your new home or property. Before you purchase a home with a sprinkler system, have it inspected. Even though most of the sprinkler system is located underground, a knowledgeable home inspector will assess the sprinkler operation, including a visible inspection of the controllers, connections, valves, sprinkler head locations, pressure differentials, drains, and sensors. Water meters and required back-flow prevention assemblies (check valves) are also inspected as a means of uncovering any possible leaks. During our inspection we will properly label all your active zones (documented in the written report) and flag any damaged components for repair.

After you have purchased the home it is a good idea to periodically watch your sprinkler system in operation to assure proper spray angles, coverage, and shutoff. Periodic maintenance of the heads and components is required. Before winter months or freezing temperatures, it is also recommended that you properly protect (insulate) exposed components that can freeze and/or remove all excess water from the lines before to help avoid waterline cracking from freezing.

Advisory Note (Water restrictions): Water restrictions are common in this area and we advise that you consult with your respective county/city and/or servicing water utility company to obtain applicable restrictions currently being enforced in your area. Restrictions normally limit the frequency/amount and specify permissible times to use water outdoors and are actively enforced by local authorities. Your automatic sprinkler system must be re-programmed to comply with the restrictions. In addition, any damaged or leaking system components must be properly repaired in a timely manner to help prevent water waste. Failure to do so could result in citations or extensive fines.

Advisory Note (Required Annual Testing of Backflow Prevention Assemblies): If you are living in the San Antonio city limits or serviced by the San Antonio Water System (SAWS), city code requires annual testing and certification of the back-flow prevention devices/assemblies which are required on all residential sprinkler or irrigation systems.
